Are you worried about how to stage the home for potential buyers? These tips and tricks might make a difference in how fast it sells. Properly staging a home makes it easier for buyers to visualize when a house meets their expectations, while a lack of staging could mean that a buyer is unable to see themselves in your home. Here are a list of what to do when staging:


Cleanliness is next to..sold?

This goes without saying: CLEAN! Not just your regular sweep, mop and dust session, we mean DEEP CLEAN. Get in those crevices you've never explored before, look at your floors, do they need replacing? The baseboards, the ceiling, things you'd never think to look at; the buyer will. So, hire a professional cleaner if you must, but gosh darn it, clean!


Declutter, duh?!

On top of cleaning, don't forget to declutter. Absolutely remove what you feel will make the home feel claustrophobic like the stack of boxes in the corner? Get rid of it. If there are a few too many throw pillows on the couch, remove some. But, don't forget to leave the personality. If that shelf of books is what makes you, you, don't take it away. The next buyer might appreciate it.


Mirror, Mirror on the wall!

It's no secret that mirrors can really brighten up a room. Not only does it bring in extra light, it can also make a space look bigger than it might be. Shh, they don't need to know. Strategically placing mirrors on the mantle or against a plain wall can really change how one views a room. Even stacking or arranging small mirrors can double for a reflective piece of art! How chic and modern!


Use gender neutral colours for children's rooms.

Whenever you stage a child’s bedroom, make sure the furniture and decor you choose are gender-neutral. You don't know if the buyer has children or are thinking of having children so pinks and blues end up ruining a fantasy they may have had. Instead, keep it so they can imagine their own kids or future kids taking their first steps!

Be sure to remember: simple is chic. Clean white walls and simple décor puts an emphasis on childhood treasures and whimsical accessories, which encourage imaginative play. Practical details such as open shelving, easy-access bins, make for style meets functionality.


Take time on the front entrance.

You've heard of "first impressions are everything" right? Well, your front entrance is the first place they see and that will determine how they feel about the place before they even walk in. Think about it like a greeting when you meet someone, they either made a great impression or left a bad taste in your mouth right from the beginning.


Don't forget the backyard!

While you're busy running around the house, you may be forgetting an important place in the home, the OUTSIDE of the home. This is where buyers will imagine themselves relaxing and spending a lot of quality time, so take a little bit of time to stage the backyard to meet everyones needs and feel like this is where they want to unwind. Creating a blank slate is one of the main principles of home staging. Prospective buyers should be able to imagine themselves living in the home—don’t distract them with your personal possessions.


Style your dining table.


Yes, we all know they won't be eating from this exact table but sometimes the dining room is often a blind spot in decorating the home. You're so busy cleaning it, you forget to style it up with visitors in mind so it can increase the appeal. Try a nice sized centrepiece that isn't too with the holidays but neutral enough to be an everyday decor that buyers can see themselves enjoying.
